Selling Your Fishers Home is Smooth and Easy with Allen!

Step 2: Allen will meet you at your home to answer any questions and to take a look around your home.
Step 3: Allen will suggest areas in your home that may need attention prior to putting it on the market. You will work together in preparing a “To Do” list, outlining these areas. These are recommendations, but not necessarily requirements. If you want top dollar for your home, it needs to show well. Allen likes to say that your home is getting ready to enter a popularity contest and a beauty contest at the same time!
Step 4: Allen will go back to his office and perform a CMA (comparable market analysis) on your home to determine what the ballpark fair market value will be. He will look at data from your neighborhood as well as similar homes that may be for sale outside of it. He will look at active sales, which are homes currently for sale, recently sold homes, pending homes, which are homes that have sold, but not yet closed, and even expired homes. Expired homes are homes that went up for sale, but never made it to closing – they didn’t sell. Allen likes to look at this data as well to see if there may be some clues on why they never sold, which could help with setting pricing on your home. Good news! Because Allen is the Fishers real estate expert, he will be able to find the pricing sweet spot for your home!
Step 5: Meet with Allen again to review the CMA and to ask any questions you can possibly think of – we mean anything! If you decide to trust Allen to sell your home, a listing agreement will be completed. There will be other paperwork as well. There will be a “Home Updates” form and an estimated monthly utilities sheet.
Step 6: Once the home is ready, Allen will have photos taken and then proceed to add the home to the BLC (Broker Listing Cooperative / previous MLS, Multiple Listing Service), where REALTORS® search for homes for their clients. The home will also be added to over a hundred additional websites/search engines where we believe your house would be marketed successfully. Remember, Allen offers one of the best, most comprehensive marketing plans in the business today. He will get your home the exposure needed to get traffic and an offer.
Step 7: REALTORS® will begin to show the home to their clients. Allen will try to get your home sold as quickly as possible, while not giving up precious equity. In 2021, Allen’s listings sold in 13 days and for 100% of list price! He also sold 15 times more real estate than the average agent!
Step 8: We get an offer on your home! Allen will help you negotiate the price and terms of the home. He will work with you on determining price, a closing date, inspection time frames, possession after closing, appraisal gap coverage, etc. Remember, he will fight to get the best deal for YOU, not for the buyer. Once we have a final, accepted offer, the Buyer will submit earnest money to Allen, which will be placed in the company’s escrow account.
Step 9: Allen and Brenda Bartle, his Licensed Assistant, will obtain and present all HOA documents to the Buyer and will order title work for the home.
Step 10: Once the buyer has presented an inspection response, which consists of any items they want repaired by the Seller, Allen will again help negotiate the terms. Again, this is a negotiation. Allen will help you in navigating through this step towards closing. This is also usually the time when the Buyer’s mortgage company orders an appraisal for the home. Don’t worry, if there is an appraisal issue or inspection issue, Allen will help in coming up with some possible solutions. Over 28 years experience comes with having a good knowledge for problem solving.
Step 11: Allen and Brenda review title work and prepare for closing.
Step 12: The Buyer has the option to re-inspect inspection repairs. Not the whole house, just the repairs you had completed.
Step 13: Allen and Brenda will review the Settlement Statement for accuracy. This is the document that lists all of your closing costs associated with the sale.
Step 14: The Buyer will sometimes request a "final walk through" prior to closing. This usually occurs the day before or morning of closing. This is to allow them the peace of mind in knowing the home has utilities on, is not missing items that should have remained with home (think appliances, water softener, etc.), and is still in the same condition as the times they've seen it before.
Step 15: The big day – you sign the Seller’s portion of the closing documents and you close the transaction!!
